Most people come to us with a rough idea and a constraint — a growing family, a plot that's an awkward shape, a budget that won't stretch to what they first imagined. The job is working out what's actually possible on your site, then drawing it properly enough that a builder can price it without guessing.

Commercial & Mixed-Use

Change of use, new commercial units, conversions and residential-led mixed-use schemes.

Our commercial experience spans offices, retail, leisure and residential-led development. The same rigour we bring to a domestic extension, applied at a different scale.

Planning Consultancy

We prepare and run planning applications from start to decision, including the ones that have already been refused once.

We handle pre-application discussions, prepare robust applications, and take appeals where necessary, keeping you informed at every stage. We work with local planning authorities across the country, and know how to build an application that answers an officer's concerns before they raise them.

Feasibility Studies

Before committing to a full design programme, a feasibility study gives you a clear picture of what is achievable on your site or with your budget.

We assess planning potential, design options, programme and indicative cost so you can make informed decisions early. Useful for homeowners, landowners and developers alike — and often the cheapest way to find out a scheme won't work.

Build Management

Support through the construction phase, available as a separate appointment alongside your design and planning work.

Once you're on site, we can stay involved — reviewing progress against the drawings and specification, answering contractor queries, and flagging issues while they're still cheap to fix. Scope and fee are agreed at the outset so you know exactly what's covered.

Trusted Construction Network

Structural engineers, quantity surveyors and contractors we've worked with and would use ourselves.

You won't need to go hunting for a structural engineer or a builder — we'll put you in touch with people we've worked with and trust, or work alongside yours. There's no obligation either way and no fee for the introduction.

Architectural Consultation

Expert architectural advice on a standalone basis — ideal if you need professional guidance without committing to a full design service.

Sometimes you need a second opinion, a sanity check on a scheme, or honest advice before deciding your next move. Available as a paid consultation, charged hourly, with the fee credited against your project if you go on to appoint us.

Initial Consultation

We start with a no-obligation conversation to understand your project, your aspirations and your budget. There is no pressure — just an honest discussion about what is possible.

Design Brief

We write down what the project needs to do, what it can't exceed, and what you've decided against. Everything that follows is measured against it.

Concept Design

We develop initial concepts for your review, explore options and refine the design with your feedback. You'll see enough to make a decision before any technical work starts.

Planning & Approvals

We prepare and submit your planning application, managing the process with the local authority and keeping you updated throughout until consent is secured.

Technical Design

Detailed construction drawings and specifications are prepared, coordinating structural engineers and other consultants to ensure the design is fully resolved before work begins.

Construction & Handover

Where you've appointed us for build management, we stay involved through construction — reviewing progress against the drawings, answering contractor queries and helping you get to a finished building. Where you haven't, we're still on the end of the phone.
